When people think about getting into real estate, they usually picture flipping houses, buying rentals, or maybe even developing. But in my experience, some of the best wealth is built behind the scenes — in the so-called “boring” parts of the industry.
Here are a few overlooked lanes that can pay really well — whether you start your own business or become a high-leverage employee:
Bookkeeping & Accounting — Every investor needs clean books. And most don’t have them. Start a specialized firm or join one and become the go-to for real estate operators.
Title, Escrow, & Transaction Coordination — Closings don’t happen without these people. You can start your own TC firm or build relationships in the title world and earn solid commissions on volume.
Contractor Specialties — Electricians. Plumbers. Roofers. Foundation experts. These trades are always in demand, and if you understand investor needs, you can build a niche company that dominates in your market.
Lending — Whether it’s traditional mortgages, hard money, or private lending like we do at 42 Solutions, this lane is underrated and incredibly lucrative — with less physical risk and scalable returns.
There’s serious money to be made serving investors, not just being one.
I’m not saying don’t flip or develop. I’m saying look beyond the hype. You don’t need to be on HGTV to win in real estate. In fact, some of the wealthiest people I know in this game never touch a flip — but they own the service businesses that keep the machine moving.
Lesson: Find the pain point. Solve it better than anyone. The money will follow.
